March 5, 2025

What Up, Family?

Welcome to The Edit with Aaron Seawood, a lifestyle letter serving a weekly dose of real estate, culture, and wisdom—all in three minutes or less. Let’s dive in.

Your feedback is invaluable! If you had a great experience working with me,
I’d love it if you would share a rave review here.

Real Estate Remix

The 10 most expensive homes in the U.S. are all asking above $100M (and two of them are listed for $200M+!).  What’s even more interesting than the price is the location of these homes. Half (five) of the homes are in Florida, three are in Southern California, one is in NYC, and one is in Lake Tahoe. The most expensive home currently listed is a 50,000 SF oasis in Manaplan, Florida, asking $285M. The NYC home on the list is none other than the duplex penthouse in Central Park Tower. Listed for $150M, this home sits 1,386 feet above Manhattan and stretches across the entire 127th and 128th floors of the tallest residential tower in the world. When I see homes like this, I always start to dream… If I had this budget, where would I be living, and what kind of home would I gravitate towards? Manifesting it!

NYC Insider: What’s Happening This Week

The Hudson Valley is beautiful any time of year, but in my opinion, Spring is when it really comes to life. Next month, on April 5th and 6th, the annual Lyndhurst Flower Show returns to the historic Tarrytown mansion. Florals will cover nearly every surface of the castle—including the 1980s bowling alley. An event like this is a good excuse to plan a weekend trip with the fam, plus you know I’ll be hitting up Dia Beacon for their art.

Weekly Gem 💎

Don’t be buried treasure.

You are right here for a reason. Stop hiding in the house. Get out of the car. Have the conversation. Do the thing!

We are not going to be buried treasure. We’re not hiding, or afraid—we’re gonna do the thing. We are one of one. No one can do what we do. And if you think “yes they can”, then you’re not doing your thing…you’re doing somebody else’s thing. We cannot be buried treasure. In 2025, we’re getting busy! We’re going to be our best, brightest, and most colorful selves. Let’s get it!

The Best Homes on the Market This Week

Here are three of my favorite fly listings in NYC across all price points.  Because Team Carte Blanche is all about the people, not the price.

90 Prince St, PHN

$8,000,000   Studio / 2 Bath   SoHo

This PH on SoHo’s iconic Prince Street was designed by the same architect as One Vanderbilt and the Domino Sugar Factory. This home is incredibly fly, embracing an open-concept design that utilizes marble slabs, thus creating a dynamic, almost sculptural living space. Inside, it feels boundless and airy—take a look and see for yourself!

410 Hancock St

$3,250,000    6 Bed / 7 Bath    Bed-Stuy

This dope two-family townhouse has a rare depth of over 50 feet, meaning there’s tons of living space—starting from the Queen Anne stoop in the front all the way to the expansive private terrace in the back. It also includes a furnished rental unit below.

410 West 24th St, 6J

$1,050,000   1 Bed / 1 Bath    Chelsea

A spacious and true one-bedroom, this renovated co-op is move-in ready. The kitchen has a Sub-Zero refrigerator, a Viking range, a wine fridge, and a Calacatta Carrara marble island. Plus, the three walk-in closets are unbeatable. Great price, great find.

Who wants a tour?

Before you go…

🤯: My son, Ryder, would love this…This home in Las Vegas comes with a lazy river, beach, and resort-esque pool!

💯 Damn, this collaboration is 🔥

🍟: This UES townhouse has been transformed into a French bistro. It seems like it’s going to be the hottest new reservation.

🎸: If you’re pining to see some live music, here’s a lineup of all the concerts happening in NYC in March.
