What do today’s homebuyers really want? A recent report from NAR dives into the features that buyers are looking for in new construction homes. As home prices rise, buyers are willing to compromise on square footage in lieu of other amenities. Here’s a sample of what they’re prioritizing: laundry rooms, patios, energy efficient windows, exterior lighting, and hardwood flooring. There’s certainly market nuances to this list (I can’t say exterior lighting is high on my NYC buyers’ lists), but as home size continues to matter less, it’s interesting to see what features will take its place. On a personal note, I’m finding my buyers most interested in private parking and a more bespoke experience. Dorm-like buildings are no bueno for them.

 

NYC Insider: What’s Happening This Week 

In my opinion, the Affordable Art Fair is one of the best art fairs in the city. Not only can you enjoy the art, but you can actually afford to take home the pieces you fall in love with! The show starts in two weeks, on March 20th and runs until the 24th. With more than 75 galleries representing artists, there’s sure to be something that speaks to you. Tickets are only $35, and I’ve already bought mine. As usual, I’d love to round up a crew to go together! Get at me if you want to see some dope and affordable art together.

Be yourself. 

Quick gem for you today: don’t sacrifice self. We have to be who we are and we have to be that unequivocally. Your vibe will attract your tribe. If you’re around people who think you’re quirky, weird, or you’re just not syncing with them, then that’s OK. You’ll find that certain things, people, and places won’t be in alignment and you’ll make the necessary moves. The important thing is to keep doing you. Always.

🎵: Need a Doctor? Pharrell and Miley Cyrus team up for a breezy banger, and Miley’s vocals are on point. Be careful, this record is sneaky good.

📚: Just learning that ‘bookshelf wealth’ is a thing. As a voracious reader this is certainly a design trend I can get behind. 

🖼️: Underrated museums worth exploring. Glad to see Noguchi is on this list, the first museum to be opened by a living artist to display their own work.
