Real Estate Remix

For all my clients waiting on the sidelines for mortgage rates to lower or inventory to pick up, this podcast from Bigger Pockets gives an excellent breakdown of what we can realistically expect over the next few months, given Fannie Mae’s latest consumer sentiment survey. This year’s home sales forecast is ~4% higher than last year. While this is an improvement, 2023 saw historically low sales. Home prices will still appreciate, given supply issues, and there’s still strong demand. As an agent, I often see people choose to buy and sell regardless of the market—after all, life keeps lifeing. The five Ds (diapers, diplomas, diamonds, divorce, and death) will continue, irrespective of interest rates. NYC Insider: What’s Happening This Week

André 3000 raises the bar and vibrations with his latest opus, New Blue Sun, which doesn’t feature any rapping or vocals. Instead, it’s 87 minutes of blissful ambient jazz starring his flute. This album, created alongside three indie jazz superstars, is a different offering than Outkast, and I dig it. Together, they’re promoting shows in select cities, and Blue Note (one of my favorite jazz clubs in the city) and Saint Ann’s and The Holy Trinity Church in Brooklyn are first up. Weekly Gem 💎

Fam—I’ve got a quick but important gem for you this week: take care of yourself. Self-care is so damn important. Whether that means a long walk in nature, lunch with an old friend, a face mask, a night in with Netflix and your favorite pad thai from Seamless, or a hot yoga class, take time today to discover what self-care means for you and MAKE TIME FOR IT. If it’s easier to remove something stressful, that qualifies as well.
