A Palatial Williamsburg Duplex

What Up Family?

Welcome to The Edit with Aaron Seawood, a lifestyle letter serving a weekly dose of real estate, culture, and wisdom—all in three minutes or less. Let’s dive in.

Real Estate Remix

For all my clients waiting on the sidelines for mortgage rates to lower or inventory to pick up, this podcast from Bigger Pockets gives an excellent breakdown of what we can realistically expect over the next few months, given Fannie Mae’s latest consumer sentiment survey. This year’s home sales forecast is ~4% higher than last year. While this is an improvement, 2023 saw historically low sales. Home prices will still appreciate, given supply issues, and there’s still strong demand. As an agent, I often see people choose to buy and sell regardless of the market—after all, life keeps lifeing. The five Ds (diapers, diplomas, diamonds, divorce, and death) will continue, irrespective of interest rates. Have a listen and let me know where your head’s at—if you’re on the fence and looking for some solid advice, you know where to find me.

NYC Insider: What’s Happening This Week

André 3000 raises the bar and vibrations with his latest opus, New Blue Sun, which doesn’t feature any rapping or vocals. Instead, it’s 87 minutes of blissful ambient jazz starring his flute. This album, created alongside three indie jazz superstars, is a different offering than Outkast, and I dig it. Together, they’re promoting shows in select cities, and Blue Note (one of my favorite jazz clubs in the city) and Saint Ann’s and The Holy Trinity Church in Brooklyn are first up. I want to experience this live; who’s coming with me?? More info here.

Weekly Gem 💎

Fam—I’ve got a quick but important gem for you this week: take care of yourself. Self-care is so damn important. Whether that means a long walk in nature, lunch with an old friend, a face mask, a night in with Netflix and your favorite pad thai from Seamless, or a hot yoga class, take time today to discover what self-care means for you and MAKE TIME FOR IT. If it’s easier to remove something stressful, that qualifies as well.

This Williamsburg duplex, 201 N 11th St, Unit 3, is a four-bed, two-and-a-half-bath residence that occupies the entire fifth and sixth floors. It’s in a dope boutique condo near McCarren Park and spans over 2,100 SF. The best part? There are FOUR outdoor spaces, including a rooftop patio oasis with views that make you feel like you’re in Istanbul. It offers:

  • A keyed elevator with private residence access.
  • Unreal north and west-facing great room with 18’ ceiling heights and a marble-clad gas fireplace (pictured above).
  • Newly renovated kitchen with custom millwork and a massive waterfall 11’ breakfast bar/counter with book-matched Lasa Macchia Vecchia black and white honed marble.
  • An expansive 475 SF rooftop with show-stopping views of McCarren Park, the architecturally stunning Russian Orthodox Cathedral (a designated NYC Landmark), and the majestic Manhattan skyline. (Plus a fully equipped stainless steel outdoor kitchen!!)
  • Who wants a tour?

Before you go…

🏠: My mind is blown. Would you pay $35K for this prefab home that’s available on Amazon??

🦉: Some heartwarming news for y’all. One year later, Flaco the owl still thrives in Central Park, stealing hearts.

🍜: For all my foodies (I know there are many of you!) – Here’s a list of NYC’s James Beard finalists. You’re welcome.

🎵: “I Sound Great when I’m Singing in the Shower,” same for Tierra Whack, apparently with her latest release ‘Shower Song’. Two words: Fucking Incredible. And the visuals are fire. Her creative genius is on full display with this one. #WWW

☕: Is it just me, or is hot chocolate having a moment? I drink them year-round, so it’s nice to see. This $10 cocoa on the UES is going viral and ngl, it looks official. Has anyone tried it?
