Fam, Manhattan got its first $100-plus-million deal in over a year! The duplex condo sits on Billionaires’ Row and is located inside Central Park Tower at 217 W 57th St. The tower is considered the tallest residential building in the Western Hemisphere. The unit was first listed in March 2023 for $175M—lowered to $149.5M—and is now in contract at “quite a bit more” than $100M. The unit spans two floors (floors 107 and 108), is 12,557 SF, and has a 65-foot Grand Salon with 30’ high ceilings, seven beds, eight-and-two-half-baths, a private elevator, and an observatory suite. The sales on Billionaires’ Row continue to rack up record-setting numbers. I mean…Central Park views, terraces, state-of-the-art amenities, what’s not to like? Low-key, I prefer more of a neighborhood feel instead of a commercial corridor but that’s just me.

NYC Insider: What’s Happening This Week

I can’t lie; my San Diego upbringing really has me pining for summer. I’m wearing thermals until we get back to 50℉ AT LEAST, but in the meantime, a new bathhouse opened in Flatiron (it also has a Williamsburg location for my fellow Brooklynites). Day passes are super affordable (no more than $85) and include access to thermal pools, different types of saunas, a steam room, and a salt pool. The whole place is more than 35,000 SF. No phones are allowed, so it’s a great place to unplug, relax, and warm the f*** up.

Commitment is Everything!

Commitment is what separates the good from the great. It’s persistence with purpose and the difference between “I’ll get to it if time permits” and “This is getting done, no matter what!”  The other benefit of commitment is that it demonstrates conviction and attracts people to your cause. If you want to be great, you have to be All-in. (Sidebar: All-in is, not coincidentally, a motto of Team Carte Blanche). Commitment is everything!
