A Stunning Six-Bed UWS Townhome

What Up Family?

Welcome to The Edit with Aaron Seawood, a lifestyle letter serving a weekly dose of real estate, culture, and wisdom—all in three minutes or less. Let’s dive in.

Real Estate Remix

We’re beginning to slow down on the New Year trend prediction content, but before we lay that to rest, this AD article, which predicts 5 real estate trends that will rule the market, made some interesting points. Sustainably-built homes and residences with infrared saunas and cold-plunge pools are among the trends listed. For those who read The Edit last week, these overlap directly with the hottest New Developments featured last week. It seems that buyers are craving amenity-rich homes that provide exclusive benefits. I’d love to hear your thoughts—are amenities and sustainability something you’re prioritizing in your home buying journey?

NYC Insider: What’s Happening This Week

Alicia Keys will always be on fire in my mind, but so far, 2024 seems to be her year! Her and Swizz Beatz announced the launch of their art collection, which is premiering at the Brooklyn Museum on Feb 10th. I’ll share more on that in the coming weeks, but their announcement reminded me to get tickets to Keys’ new play, Hell’s Kitchen. Premiering on Broadway this spring, the musical tells the story of Keys’ life, using her music to tell a coming-of-age story about a girl chasing her dreams while paying homage to the beautiful city we call home. I’ve heard incredible things from those who saw it off-Broadway. Personally, I’d buy tickets today—they’re sure to go up in price. Anyone want to see it together??

Weekly Gem 💎

Be a giver, be the light.

This gem is all about laying the right foundation. Make sure you are being mindful of those around you, and that they are adding light to your life, not taking it away. Pay attention to how you feel after a conversation—are you drained or fulfilled? Today’s reminder is simple: be a giver, be the light. Just make sure to give to those who give back to you.

STUNNING Six-bed Upper West Side Elevator Brownstone

The edit 1-10

It’s been a min since I’ve featured a UWS home here, but this one sure is worth the wait. 122 West 73rd is a six-bed, six-and-three-half-bath home just 1.25 blocks from Central Park. Having gone through a gut-renovation by the award-winning Murdock Solon Architect firm, this contemporary home offers outstanding care and details, such as:

  • A 27-foot-plus casual great room that leads to the 550 SF, irrigated, south-facing landscaped garden walled with towering Bamboo that provides a year-round verdant hedge.
  • A stunning, curved stairway or elevator for easy access to all seven floors.
  • Large, impressive kitchen (pictured above) which is superbly appointed with custom cabinetry, a La Cornufé range, Thermador refrigeration, and Miele dishwashers.
  • A flexible, bright top-floor room with its own terrace, half bathroom, and wet bar.
  • Who wants a tour?

Before you go…

🥤: Fam…this Stanley Cup craze has reached an insane level. My kids gave one as a gift, but I had no idea! Can anyone please explain this to me?

🏡: Zillow predicts this Upstate NY town will be the hottest market in 2024.

🎵: Nothing like a little Green Day to get the day started. One Eye Bastard on repeat until Saviors drops on 1/19.

👔: Trouble sleeping? This breathing method can help you fall asleep faster.

📕: I started reading the Lupin series in December when the newest season on Netflix came out. I’m loving this book!

Looking to Buy, Sell, or Rent? Let’s talk.

Like I ask GOD every day, who can we help next?
