Buyers, mark your calendars for this Sunday, Sept 29th. Why? Realtor.com says the “best week to buy a home” nationally is Sept 29 – Oct 5th. This week boasts a culmination of factors—price, competition, and inventory—that create the most favorable buying conditions. According to the data, there are 37% more homes for sale and an average of $14,000 in savings. New York and other major metros in the North East might experience this slightly earlier than the rest of the country, but this week and next are allegedly the sweet spot. Let’s connect if you’re on the sidelines and thinking about buying. 

 

NYC Insider: What’s Happening This Week 

A twist this week: this already happened, and it was international. I was in Medellin this past weekend for their design conference, La Feria De Diseño, with my family and client Michael Bennett, who held a talk on his design ethos and his incorporation of the Black Diaspora in his work. His talk was widely celebrated, and we were both inspired by his reception. It was a quick but impactful couple of days, where we connected deeply with locals and viewed some exciting pieces. The city was beautiful, the food was top-shelf, and our hosts showed us incredible hospitality. We fit a lot into a short timeframe, and I can’t wait to go back there! Have the Audacity to Ask!

This lesson is powerful: you’ve got to have the audacity to ask for what you want! This gem is relevant to all facets of life, but the example I share below applies to all my home shoppers—especially in today’s market. I worked with an amazing couple a few years ago to help them rent, buy, sell, and buy again. During their second home-buying journey, they found a unit they loved in one of the hottest buildings in Manhattan. Since the developer was in a good place, concessions were minimal. 

We put in an offer, and when we received the “best and final” counteroffer, we pushed back, conceding on some points but standing firm on others. We knew it was a competitive unit that would be tough to secure, yet we had the audacity to ask, and it worked out in our favor! Combined with more nuanced negotiation tactics, having the audacity to ask can set the stage for a fruitful conversation and better outcomes.
