What Up Family? Â
Welcome to The Edit with Aaron Seawood, a lifestyle letter serving a weekly dose of real estate, culture, and wisdomâall in three minutes or less. Letâs dive in.Â
Real Estate RemixÂ
Which NYC neighborhoods are trending in 2025? StreetEasy crunched the data and came up with 10 neighborhoods that are growing significantly in search volume from year to year. Itâs no surprise to me that six of those 10 are in Brooklyn and three are in Queens (only one is in Manhattan!). In first place, the most searched-for neighborhood was Ridgewood (which had a 13.2% increase in searches), followed by Greenwood (9%), and Long Island City (8.5%). In 10th place is the only Manhattan neighborhood, Morningside Heights. This correlates with my own experienceâIâve seen clients increasingly prioritize amenities and square footage, often looking to areas outside of Manhattan to achieve these goals. If youâre strategizing your move and want info on median asking prices across neighborhoods, reply to this email and Iâll prepare a custom report for you!Â
NYC Insider: Whatâs Happening This Week đ
Happy Lunar New Year! The holiday officially kicks off today and weâre entering the year of the snake, with plenty of celebrations going down over the next two weeks. Whether you want a peek at the Chinatown parade, try your hand at a mahjong tournament at the Ace Hotel, or simply eat some great dim sum, TimeOut has a list of the best things to do. Â
Weekly Gem đ
Be yourself.Â
Thereâs nothing necessarily groundbreaking in todayâs gem, but itâs crazy how easy it is to forget it at times! Donât sacrifice your sense of self. Ever. No matter the situation, relationship, or career, we have to remain who we areâunequivocally. Your vibe will attract your tribe! If youâre around people who think youâre quirky, weird, or youâre just not syncing with them, then thatâs OK. Throughout life, there will always be certain things, people, and places that wonât jive. The important thing is to keep doing you and make the necessary moves. The rest will fall into place.Â
The Best Homes on the Market This Week Â
Here are three of my favorite fly listings in NYC across all price points. Because Team Carte Blanche is all about the people, not the price.Â

It stretches 4,100 SF and resides in one of the first full-service condos in the area. I love the original cast iron columns, wood beams, and 12â ceilings. Listed by my guy, Nick Gavin |

Before you goâŠ
đïž: These portable record players by the Japanese brand Korg are insanely cool. Plus, you know theyâre legit because they were created for DJs, musicians, and serious audiophiles. Now Iâve just gotta decide which one I want!Â
đ©·: This hot pink (not to mention super skinny) home in Londonâs Notting Hill just hit the market and itâs loaded with character.Â
đ: Tom Brady is selling his âBillionaire Bunkerâ Miami mansion for a cool $150M. Despite purchasing it for $17M in 2020, heâs since poured millions into an extensive renovation and is now valuing the home as the most expensive single-family property in Miami.Â
đł: Any Severance fans in the house? Did you happen to recognize this upstate dinerâs cameo in the last ep?Â
