The 10 Neighborhoods to Watch 👀

January 29, 2025

What Up Family?

Welcome to The Edit with Aaron Seawood, a lifestyle letter serving a weekly dose of real estate, culture, and wisdom—all in three minutes or less. Let’s dive in.

Real Estate Remix

Which NYC neighborhoods are trending in 2025? StreetEasy crunched the data and came up with 10 neighborhoods that are growing significantly in search volume from year to year. It’s no surprise to me that six of those 10 are in Brooklyn and three are in Queens (only one is in Manhattan!). In first place, the most searched-for neighborhood was Ridgewood (which had a 13.2% increase in searches), followed by Greenwood (9%), and Long Island City (8.5%). In 10th place is the only Manhattan neighborhood, Morningside Heights. This correlates with my own experience—I’ve seen clients increasingly prioritize amenities and square footage, often looking to areas outside of Manhattan to achieve these goals. If you’re strategizing your move and want info on median asking prices across neighborhoods, reply to this email and I’ll prepare a custom report for you!

NYC Insider: What’s Happening This Week 🐍

Happy Lunar New Year! The holiday officially kicks off today and we’re entering the year of the snake, with plenty of celebrations going down over the next two weeks. Whether you want a peek at the Chinatown parade, try your hand at a mahjong tournament at the Ace Hotel, or simply eat some great dim sum, TimeOut has a list of the best things to do.

Weekly Gem 💎

Be yourself.

There’s nothing necessarily groundbreaking in today’s gem, but it’s crazy how easy it is to forget it at times! Don’t sacrifice your sense of self. Ever. No matter the situation, relationship, or career, we have to remain who we are—unequivocally. Your vibe will attract your tribe! If you’re around people who think you’re quirky, weird, or you’re just not syncing with them, then that’s OK. Throughout life, there will always be certain things, people, and places that won’t jive. The important thing is to keep doing you and make the necessary moves. The rest will fall into place.

The Best Homes on the Market This Week

Here are three of my favorite fly listings in NYC across all price points. Because Team Carte Blanche is all about the people, not the price.

285 Lafayette St, 2B

$10,500,000   4 Bed / 3.5 Bath   NoLita

Fun fact: this corner loft was originally built as a chocolate factory! It stretches 4,100 SF and resides in one of the first full-service condos in the area. I love the original cast iron columns, wood beams, and 12’ ceilings.

450 Warren St, 2D

$1,950,000    2 Bed / 2 Bath    Boerum Hill

This home is situated in an all-electric new development condo. Freshly built in 2022 by the acclaimed BK-based architecture firm SO-IL, you’ll find all the trappings of modern condo living: privacy, outdoor space, good design, and spaciousness.

158 15th St, B1

$875,000   1 Bed / 1.5 Bath    Park Slope

This beautifully renovated Park Slope duplex offers an expansive private garden for an unbeatable price. Spread across two levels, the home is welcoming with oak floors, custom finishes, and tons of natural light.

Who wants a tour?

Before you go

đŸŽ›ïž: These portable record players by the Japanese brand Korg are insanely cool. Plus, you know they’re legit because they were created for DJs, musicians, and serious audiophiles. Now I’ve just gotta decide which one I want!

đŸ©·: This hot pink (not to mention super skinny) home in London’s Notting Hill just hit the market and it’s loaded with character.

🏈: Tom Brady is selling his ‘Billionaire Bunker’ Miami mansion for a cool $150M. Despite purchasing it for $17M in 2020, he’s since poured millions into an extensive renovation and is now valuing the home as the most expensive single-family property in Miami.

🍳: Any Severance fans in the house? Did you happen to recognize this upstate diner’s cameo in the last ep?
