Aaron recently sold my Manhattan apartment, and after years of working together, this latest experience solidified my view that Aaron is truly one of the top brokers in New York. Working in real estate myself, I experience a lot of different types of brokers, from their personalities, to their ethics, to their ability to close. Aaron gets the highest marks in all categories. With his analytical research of market data, I was able to have an intelligent conversation regarding pricing strategy and timing of bringing the unit to market. Seeing competitive prices in my area in a detailed spreadsheet and listening to his market knowledge, allowed us to develop a strategy for the sale of my apartment that not only went into contract in under one week, but created a bidding war which ultimately achieved a record price for a unit of this size in its market.

Aaron handled the multiple bids with finesse, showing his negotiating prowess while managing expectations and maintaining a competitive edge, all while keeping me appropriately aware of the situation and not burdening me with too many details. After we went into contract, Aaron stepped in when we realized the purchaser’s broker was not helping his buyers move in the right direction. He carefully guided them so that we could close sooner and submit a comprehensive and organized board package, which he vetted and approved. Ultimately, from start to finish, we were able to achieve a high watermark in the building, a quick contract and close, and an overall satisfied experience, par for the course for working with Aaron.

Aaron and his associates were wonderful. My husband and I knew where we wanted to purchase an apartment. He found us the perfect apartment and walk us through the coop application and interview. He even added support at the closing when the management company had a problem with the seller remaining in the apartment for a bit.

I worked with Aaron when my wife and I moved to NYC during job transitions for both of us. So we had a lot going on and needed effective and efficient help to get us settled in a place that suited us. As with most apartment hunters we wanted as much space as possible, in the best location for the lowest price. Plus we had an old dog that could not walk up and down stairs. You can also throw into the mix an unrealistic expectation of quality of construction and finishes. Instead of telling us that we were crazy and that we could not get what we wanted. Aaron said “OK, I think I understand what you need.� It turns out after that one conversation Aaron had figured out exactly what we needed. He provided us with an unlimited amount of market intelligence and showed us a perfect selection of places. The showings were varied enough so that we understood what types of places were available in our price range, but at the same time they all met our needs and wants. Going into the process I thought we would have a very limited selection due to our constraints, but Aaron managed to show us a wide variety of places so we actually felt like we had options from which to make a selection. From a psychological standpoint, being able to choose what apartment you like best instead of having to settle for the one you can afford was invaluable to us. We chose the place we liked best and were extremely happy. Aaron clearly knows NYC real estate inside and out. It is enjoyable working with him and you can tell that he genuinely values his relationships with his clients. It was by far the best real estate experience that I have ever had, which is not what I expected for my first time in NYC.

Aaron Seawood is a fantastic real estate agent. He is honest, thorough, reliable, and really knows his territory. He sold my home in Brooklyn and talked me down from the ceiling more than once. Aaron Seawood is a lot of things: knowledgable, experienced, genuine, charismatic, suave, funny, smart, empathetic and extremely down to earth. I've only had experience with one other broker (the one I used before thankfully switching to Seawood) and Aaron is NOT a typical salesy broker - in other words, he is not the type of guy who would pressure you to buy a place so that he can collect commission. In fact, he discouraged me from buying several places I was considering putting offers in on - places I would have ultimately been underwhelmed with and so when I did finally find my current apartment, which I still live in and love, it is thanks to Aaron that I waited and found a home that is everything I wanted (balcony top floor unit in The Gretsch building). The icing on the cake: well, I bought my place 3 years ago for 770k and now its valued at 1.2m.

Similarly now I'm starting the process again and Aaron's attitude is no rush buddy - if we find a great spot then we'll grab it - if not, you love your current place. You see, he values our relationship, which is for the long haul, over a quick commission.

People's needs and interest in real estate are different and Aaron is very much in touch and able to provide you with what it is YOUR needs are, whether they be more investment focused or more quality of living focused or, if you are like me, somewhere right in the middle - a place that I love living in but has appreciated nicely.

It goes without saying that Aaron is a skillful negotiator and knows the market very well, what is good value, what is over valued and how to make strategic offers. There are some people you just know know their stuff and Aaron is one of them so you don't have to worry about getting the best deal - he's got that covered. He'll tell you when you can make a more aggresive offer (which we did on a place way under market and we got it, but I ultimately chose not to go with it), but he will also be realistic with you and tell you when you are going to need to bid at or above market, which is SO important if you don't want to lose THE place once you finally find it. And I know this from paying full ask for my place (when I wanted to come in lower, but listened to Aaron) and I later found out there were 3 other bidders just barely under me. Thankfully I listened to my wise agent.

On top of everything else, probably most importantly, buying a home doesn't happen overnight and so the agent you chose to be your guide in the process better be someone you enjoy spending time with and respect. Aaron Seawood is a class act above all else and I'm grateful to call him a true friend.

I’d call Aaron Seawood the Rolls Royce of real estate agents, which he is, but that’s a bit misleading because he’s also hands-on with physical help when needed, and emotional support which people so often need when they’re taking the step of selling their home. On first meeting Aaron, we immediately felt comfortable with his warm personality. He is definitely a people person, and it was very easy to discuss our selling situation which was complicated to say the least.
