How to Sell Your Home for More $$

March 27, 2024

What Up Family?

Welcome to The Edit with Aaron Seawood, a lifestyle letter serving a weekly dose of real estate, culture, and wisdom—all in three minutes or less. Let’s dive in.

Real Estate Remix

A new study from Zillow found homes with viral TikTok features sold faster and for more money than those without. Features like outdoor TVs help homes sell for as much as 3.1% more than expected—the highest sale price premium of all 359 features that Zillow analyzed across 1 million homes for sale! Other desirable features include an outdoor shower, a bluestone patio, and a preference for Soapstone countertops over Quartz. Naturally, NYC homes aren’t flush with these outdoor features, but it’s still interesting to see how social media drives trends in real estate. I’d love to hear from any future buyers reading this—what features are you prioritizing in your home search?

NYC Insider: What’s Happening This Week

It seems like every year, the cherry blossoms bloom in NYC overnight. I’m already seeing some trees full of flowers, but I want to make sure I take time this year to really appreciate them. This article rounds up the best places in the city to see the best cherry blossoms. A stroll through Prospect Park with my kids and our dog Knox is my personal favorite. (And if I’m in SoHo, Ladurée’s magical courtyard makes for a super special afternoon).

Weekly Gem 💎

YOU are your Superpower.

How many times do we give our power to other people? How many times have you thought, “When this happens, then I can do X.” Many of us put ourselves, our livelihood, and our spirituality in the hands of others and then wonder why we’re stuck in a loop. The gem for today is to remember that you are your superpower. And it starts with our mindset. If we believe it, imagine it, and think it, we can achieve it. Have a blessed day, fam!

Stunning Brooklyn Loft Duplex

Listing courtesy of my Compass colleague, Margherita Bonanno

279 Prospect Park West is a fly loft duplex with over 600 square feet of private outdoor space and a deeded parking spot in a gated lot. This home sits on the border of Park Slope and Windsor Terrace and is currently configured as a one-bed but can easily be used as a one or two-bedroom. I just LOVE those windows! Here’s the highlight reel:

  • The living space has 11 ft ceilings, a wood-burning fireplace, and massive bay windows that allow natural light to stream in all day.
  • The fully equipped open kitchen includes a breakfast bar, stainless steel appliances, SMEG refrigerator, and a vented washer/dryer.
  • A private roof deck—accessed from the primary bedroom—has plenty of space to relax, entertain, and garden.
  • Fun fact for my film nerds: this home was cast as the First Savings Bank in the movie Dog Day Afternoon.
  • Who wants a tour?

Before you go…

👟: The four best white sneakers of 2024. Air Force 1s are on there, so this list is ‘somewhat’ legit. But I’m not sure I’m digging the rest—thoughts?

🏰: New York’s newest luxury condos launching in Spring. 520 Fifth Avenue looks special.

🎵: So….Shakira has entered the chat! After a seven-year hiatus, her 12th album, Las Mujeres Ya No Lloran, just dropped and is packed with heat. Inspired by her break-up, Shakira turned her pain into an anthem of resilience. Check it out; I’m listening to Como Donde y Cuando.

💐: 200,000 tulips are taking over Union Square on Sunday, April 7th, and you can get a free bouquet
