If youâve been following me for a while, you know that I always drill down into hyper-local insights. Real estate is a block-by-block business with the rules shifting constantly. Despite elevated asking prices and shifting mortgage rates, there are still neighborhoods in NYC where buyers have the upper hand. Using data from Jan & Feb, StreetEasy identified the 10 areas that experienced a significant increase in inventory and decline in listing price. Topping the list is Boerum Hill, with a median asking price of $1.9M (down 26% from last year), followed by LIC and Brooklyn Heights. Gramercy and Chelsea are next on the list, representing the only two Manhattan areas. Keeping informed on data like this and talking it through with your agent is key as you continue your home search.Â

Itâs April, which means weâve officially entered Cherry Blossom season. Thereâs no telling when the trees will bloom, but I love keeping an eye out so I can take a detour to check them out when the time is right. I love going to either Central Park or the BK Botanic Gardens, depending on my schedule, but this list from TimeOut lists a bunch of other areas depending on where you live.Â

This week brings in the start of the second quarter. I can hardly believe the first ~90 days of 2025 are already behind us, and yet here we are, welcoming spring and a busy season for renters, buyers, sellers, and agents! As we enter into Q2, I want you to take a minute and visualize what you want the next 90 days to look like. What are your goals? What do you want to accomplish? This is your reminder to break down your new yearâs resolutions and annual goals into smaller chunks. What does that goal look like in the next 90, 60, 30 days? What will it look like next week? I find this strategy key to ensure Iâm always working towards something, plus it helps direct how Iâm spending my time.Â
