Hudson Squareâs Glow-Up
Once the cityâs printing hub, Hudson Square is fast becoming downtownâs creative engine. Google and Disney scooped up more than 4 million square feet, and since then, another 16 media and tech firms have followed!Â
The numbers are strong: 915K square feet leased in the past year, vacancy dipping toward 11% once you cut out buildings in transition. In todayâs market, thatâs a major win.
Why here? Big flexible floors, sunlight pouring through oversized windows, and subway access in every direction. Add room to scale and youâve got a neighborhood built for collaboration and growth.
Now the streets buzz with Fanatics, Phaidon Press, Good Karma Brands, and a workforce thatâs 70% under 35. To make it super saucy, the BID is lacing the area with trees, parks, and a $4.25M plaza overhaul to smooth out the edges.
Translation: Hudson Square has finally become something more than âthat area over there west of Soho.â

NYC Insider: Whatâs Happening This Week
Ferragosto Returns to Arthur Avenue
This Sunday, Arthur Avenue turns all the way up. Ferragosto returns to the Bronx, an open-air celebration of Italian heritage, Bronx pride, and family-run flavor. Itâs the kind of neighborhood magic you donât get anywhere else in the city. From fresh cacio e pepe and cannolis to sausage-and-pepper stands, vino, and nonna-approved desserts, the blocks stretch wide with music, laughter, and that unmistakable Little Italy energy. From 12p-6p, between East 187th and Crescent, live music will anchor the corner of 186th and Fordhamâs got the parking covered with free shuttles straight to the action. This isnât just another street fair, this itâs a celebration of food, culture, and community. Whoâs going?Â
Weekly GemÂ
Built-In, Not Borrowed
You donât need to borrow self-belief from titles, outside validation, or trends.
You are the source. Plugged into a real, built-in frequency that canât be replicated.
When doubt tries to pull up, donât argue. Respond with receipts:
Storms survived.
Rooms shifted.
Promises kept, to yourself.
So this week? Protect your mindset. If the thought couldnât close a deal or carry your name, it doesnât get the mic.
Speak from ownership.
Not âone day.â Now.
Youâre not here to lease your light.
Youâre here to broadcast it.
Flip the breaker.
đ Lights on.
